DEVELOPMENT

Under the Argall Real Estate Group, each development is driven by a vision to restore pride, create opportunity, and shape the future of Michigan’s historic downtowns. The first project, 209 Gold Street, transformed a long-neglected building into the fully renovated, 100% commercial headquarters for NextHome Superior Living—a modern real estate office that now anchors downtown Negaunee’s revival. The next project, The Montreal, represents a new chapter of growth: a ground-up, 100% residential development that will bring twelve thoughtfully designed apartments to 208 Silver Street. Together, these projects reflect a commitment to blending history with progress, turning once-blighted spaces into vibrant places for people to live, work, and connect.

209 Gold Street

What was once a dated and divided structure at 209 Gold Street is now the vibrant home of NextHome Superior Living in downtown Negaunee. The building underwent a complete gut renovation—every wall, wire, and pipe reimagined to create a modern, comfortable, and efficient workspace that reflects both the NextHome brand and the character of the community it serves.

The redesign focused on blending professional functionality with warmth and accessibility. The first floor now features an open lobby, private offices, conference room, kitchenette, and bathrooms, while the second floor adds additional offices and a training room for agent development. Updated mechanical systems, energy-efficient insulation, and thoughtful finishes ensure the space performs as beautifully as it looks.

This project represents more than just an office renovation—it’s an investment in downtown revitalization. By transforming a neglected property into a welcoming, high-design environment, 209 Gold Street now stands as a symbol of progress and collaboration, helping bring new energy and foot traffic to Negaunee’s historic core.

The Montreal

Located at 208 Silver Street in downtown Negaunee, The Montreal is an upcoming 12-unit apartment development that pays tribute to the original Montreal boarding house that once stood on the site. The location has been secured, and with support from the Michigan State Land Bank, the former blighted structure has been demolished to make way for new housing that will bring fresh energy and life to the city’s growing downtown.

The project remains in the planning and design stages, with early pre-development work funded through grants from the Michigan Economic Development Corporation (MEDC). The concept includes a three-story, mixed-unit building designed to complement the historic streetscape while offering modern amenities and efficient layouts. Rent levels will serve residents earning between 60 and 120 percent of the Area Median Income, supporting both workforce and attainable housing needs in Marquette County.

As plans continue to evolve, The Montreal is seeking investors and local partners to help bring this vision to life. Once completed, the project will add high-quality housing, increase downtown residency, and further advance Negaunee’s commitment to revitalization, walkability, and long-term community growth.
